The quest for the 'safest' overseas property investment in the current climate is one of the biggest questions at the moment. We take a look at how Egypt is avoiding the credit crunch and building for a prosperous future. Another approach, and one that looks like it might do well in the future, is that taken by Egypt. By concentrating on

the quality of developments and preserving the integrity of the coastline of the Red Sea from over development, as well as diversifying where visitors to the country come from, Egypt should be well-placed to weather the storms other destinations in overseas property are finding hard to endure.

One of the biggest problems in some of the more traditional overseas property markets, many of which are experiencing problems in the current financial and economic situation, is that they rely heavily on visitors from one or two nations for both property sales and tourist visitor numbers. In this way, should the economy of that country take a turn downwards, or even if something as simple as flight prices increase, developers, agents, hotels and tour operators are left with capacity to fill.

Egypt has become one of the top year-round sunshine destinations for UK tourists, many of whom are attracted by the prospect of guaranteed winter sunshine within five hours of the UK. Egypt has, however, managed to extend its attraction to overseas visitors to France, Italy, Germany, Russia and Scandinavia. This flow of visitors, many of whom come back to the country numerous times, are then being attracted by the efforts of the Egyptian government to promote residential tourism in the key areas of the Red Sea Riviera. The strength in visitor numbers should mean that the country does not see too much of a drop in visits through the credit crunch, given that they come from such a wide selection of countries.

While the government is taking significant steps to facilitate residential tourism and attract overseas property buyers, it is not allowing free rein to the builders and speculators to pick and choose the best site without regard for the consequences. Government intervention has been concentrated on infrastructure, while planning restrictions have kept the supply of property down, thus boosting price growth.

The authorities in Egypt also seem to be learning from their own experiences in building tourist destinations, as well as the examples of other countries. The first resorts on the Red Sea coastline, Sharm el Sheikh, Hurghada and Dahab, while still being successful and promising destinations for the overseas property buyer, were created by a tourist industry that was feeling its way into the market. With new resorts, more urban planning and restrictions are in place, and infrastructure improvements are at the top of the list, ahead of bringing in money immediately.

One such new resort is Sahl Hasheesh, located around 20 minutes south of Hurghada. This new resort is designed to attract the higher end of the market, and already has in place a suite-only hotel and plans for some sumptuous residential developments. With a new marina aiming to attract the yachting and diving fraternity, and golf courses around Hurghada providing even more leisure facilities, the prospects for Sahl Hasheesh are rosy.

THINK of Egypt and images of the Pyramids, the Sphinx, River Nile, Valley of the Kings, boy king Tutankhamen and much more spring to mind.

While all these things continue to fascinate visitors from all over the world the last few decades have seen a boom in tourism, mainly around its Red Sea resorts. Sharm El Sheikh on the Sinai peninsula has grown in just a few short decades from a small fishing town into a resort that has something for everyone.

Sharm, as it is generally known, is now ranked as one of the most popular holiday destinations.

You will be able to find accommodation ranging from self-catering to B&B, half board and all-inclusive deals with a five-star rating. Sharm is less than an hour’s flight to Cairo if you want to see the Pyramids, the Egyptian museum and other attractions in the capital. The adventurous – and perhaps foolhardy – can take the regular bus service to and from Cairo. But the journey takes five or six hours! Sharm is in fact in two bits; Old Sharm and Naama Bay, a short taxi ride apart. Naama Bay is about 20 minutes from the ultra-modern airport and Old Sharm is perhaps about a further 10 minutes away.

Flying time from Manchester is usually a little over five hours.

Sun shines on Ramses II at Abu Simbel

The first rays of the morning sun lit up the the statue of pharaoh Ramses II at his temple in Abu Simbel in southern Egypt, a phenomenon that occurs only twice a year.

The sun began to enter the temple at 0555 local time (02.55 GMT) for 24 minutes to illuminate the figure of the king of the XIX dynasty of the New Empire (1539-1075 BC). During that brief time, the solar rays traveled along a distance of 60 meters until reaching the sanctum of the temple to announce the start of the month of ‘Bert’, which marked the beginning of the agricultural season for the ancient Egyptians.

The sanctum contains four statues depicting Ramses II as equal to the gods seated in the middle of Re-Herakhty and Amen, with the god Ptah to the right of Amen. The rising sun illuminates all the figures except that of Ptah.

According to the official MENA agency, five thousand tourists were able to observe the spectacle, which will be repeated next February 22.

Egypt assistant coach Hamada Sedki

Egypt assistant coach Hamada Sedki said that Egypt still has a long way to go before securing qualification for the 2010 World Cup.

The six-time African champions have been drawn in World Cup qualification Group C alongside Algeria, Zambia and Rwanda.

"To my utter surprise, I have received many calls from people congratulating me on booking a world cup berth, which is not acceptable," Sedki told Filgoal.com.

"It's too early for congratulations as we still have a long way ahead. The team who will exert more efforts will qualify, regardless of previous achievements or players’ profiles," he added.

Although the African champions' technical staff is satisfied with the draw, Sedki believes tough challenges are on the horizon.

B=Have a good BEDTIME ROUTINE:
A consistent 15-45 minute wind-down routine (including: bath, diaper change, pj's, milk, books or some relaxing music) is important after a busy day. Do this routine at the same time each night and it will help create sleep cues for the child before bedtime.


E=Create a proper sleep ENVIRONMENT
:
Make sure your child has no stimulating toys in his crib or near his bed, keep light to a minimum and put on white noise to make sure your child won't be disturbed.

D=Put your child DOWN AWAKE:
The most important thing parents can do is to allow him to learn the skill of putting HIMSELF to sleep rather than to continue to rely on external help from mom or dad. Although it's frustrating when he's learning, it gets easier if parents stay consistent and encouraging.

S=Create a well-timed sleep SCHEDULE :
Choose a nice early bedtime for your child. Children tend to wake up by 7 a.m., so the latest bedtime we recommend all the way to age eight is 8 p.m.. This also allows parents to have some time for themselves and their relationship.
